<p>Assertions of the mainstream:</p>
<p>"Property is the safest investment", "Property prices will always go up, at least in the longer term", and "Property is the most profitable investment".</p>
<p>Why these are all flaws:</p>
<p>These are dangerous assertions because they require three core competencies the vast majority of people don't have. Paradoxically, exactly those people who make these assertions. The competencies required are part of genuine financial competence, of financial literacy:</p>
<p>First, the understanding of the various investment types and asset types, and their underlying economics.<br />
Second, the understanding of "safety" and "risk". What is risk?<br />
Third, the understanding of yield and different yield types.</p>

<p>Were property "the safest investment" then it would bear least risk. It does not. Property clearly bears more risk than some other investment types. Just think: For most people own property means that all their "wealth" is concentrated in one location, the property itself. Of course, this involves far higher risk than if you have well-diversified "wealth". Worse however, for most people it's not their own property anyway, but the property of the bank. They don't have "wealth" but debt.</p>
<p>Second, risk is a subset of yield. Long-term, the yield of property is suboptimal, and it will remain so for the future because of the underlying economics of property. The third downside of property is its limited convertibility. The fourth downside of property is its limited flexibility.</p>
<p>All four criteria mentioned are fundamental. The first two criteria relate to the essential sub-objectives of any financial protection, 1. safe and 2. quickest. See Objective on Affluability.com. The next two criteria relate to further sub-objectives you may have, and most people do have: At some point in time they want to exchange their property for a different investment, and they may be unable to do so (convertibility). Or they would like to retain their property but need or desire more flexibility because their life's circumstances have changed.</p>
<p>Now what about the clearly related assertions "Property prices will always go up, at least in the longer term" and "Property is the most profitable investment"? Why are these assertions flaws too?</p>
<p>Because the price of property will only go up when demand outstrips supply! This requires that:</p>
<p>People are interested in buying or renting your property, AND<br />
These people experience scarcity of property with the respective characteristics and in the same area, AND<br />
These people are able and willing to afford your property.</p>
<p>Note, the more people have their own property, the less interest is in your property, and hardly any scarcity.</p>
<p>You may now want to make the assertion: "Even if people already have their own property, they will continue to invest in buy-to-let property." Then I will repeat my prior sentence: The more people have their own property, the less interest is in your property, and hardly any scarcity.</p>
<p>You need to think it through: The more people have their own property, the less people need and want to rent property. The less people need and want to rent property, the lower the achievable rent. The lower the achievable rent, the lower the yield for a buy-to-let investor. The lower the yield for a buy-to-let investor, the fewer people want to be a buy-to-let investor. The fewer people want to be a buy-to-let investor, the fewer potential buyers for your buy-to-let property. The fewer potential buyers for your buy-to-let property, the lower the achievable price. Then you may still find a buyer, but not at the price you desire.</p>
<p>When supply outstrips demand, the price will no longer go up but will go down. For this very reason, in many countries property prices in general have no longer gone up at all over the past decades.</p>
<p>You may now want to retreat further to the assertion: "But not in my area. Here, property prices have gone through the roof in the past, and I am convinced they will continue to do so in the future."</p>
<p>Then you urgently need to read more on Affluability.com: The more prices have gone up in the past, the less likely that they will continue to go up in the future! The next slump is always certain. What is not clear is its beginning and its end.</p>
<p>An investment in property is a one-off spending. In order to exit this investment at a profit, the price at the time of sale must be above the price at the time of purchase. If you suffer a slump in between, you may have to wait beyond your death before you can sell at a profit. But can you then?</p>
<p>Like millions of other people, you may believe: "I don't need to sit out a slump, I see it coming before and sell in good time." Yes, you may be so special to be able to do that. But also, you clearly rely on hope. Financial protection should never rely on hope, but on financial competence.</p>

<p>To summarize, a seller may be exempt from paying the state transfer tax if:</p>
<p>The property sold is their primary residence.<br />
The sales price is less than twice the current SEV.<br />
The SEV on the sale date is less than or equal to the SEV when the seller bought the property. </p>
<p>Here are three examples from the opinion:</p>
<p>EXAMPLE 1:</p>
<p>SEV when acquired in 2006 = $74,000.00.<br />
SEV when transferred in 2008 = $72,000.00.<br />
TCV in 2008 = $144,000.00.<br />
Transfer or sale price in 2008 = $140,000.00. </p>
<p>OUTCOME: This transfer qualifies for exemption from the state real estate transfer tax because the SEV for 2008, the year of sale, is less than the SEV for 2006, the year of acquisition, and the sale price does not exceed the true cash value.</p>
<p>EXAMPLE 2:</p>
<p>SEV when acquired in 2006 = $74,000.00.<br />
SEV when transferred in 2008 = $72,000.00.<br />
TCV in 2008 = $144,000.00.<br />
Transfer or sale price in 2008 = $148,000.00. </p>
<p>OUTCOME: This transfer is not exempt under MCL 207.526(t) because the sale price exceeds the true cash value for 2008, the year of sale.</p>
<p>EXAMPLE 3:</p>
<p>SEV when acquired in 2006 = $74,000.<br />
SEV when sold in 2008 = $75,000. </p>
<p>OUTCOME: This transfer, regardless of the sale price, is not exempt under MCL 207.526(t) because the SEV for 2008, the year of sale, exceeds the SEV for 2006, the year of acquisition.</p>
<p>It's important to note that this exemption does not cover the county transfer tax.</p>
<p>Also, it's advised that a seller consult with an experienced real estate attorney.</p>
<p>It would be interesting if Realcomp (MLS service provider) could/would analyze 2009 sales for the tri-county area to determine the percentage of home sales that qualified for this exemption.  I'm sure a high percentage of short sales did.</p>
<p>I'm also sure those in Lansing running the budget numbers haven't taken this potential loss of revenue into account.</p>
<p>The question is - how many real estate agents are letting their clients know about this? </p>

<p>The <a rel="nofollow" target="_blank" href="http://www.propertieshut.com/hyderabad/" title="Hyderabad Property, Properties in Hyderabad"><strong>Hyderabad property</strong></a> market is fast becoming a buyers' paradise. Catering to demand across categories, there are options in both the affordable as well as the luxury categories. There has been a price correction in the market with prevailing values at least 10 per cent lower than during peak times.</p>
<p>As the real estate market across the country revived, Hyderabad's buyers are also in a better situation today. With demand matching supply the market is gaining momentum. Also worth commenting is a trend by developers such as Aparna Constructions which are offering a unique proposition to buyers - Buy at today's prices, but if prices drop tomorrow, you only need to pay tomorrow's prices. Price protection has been a consistent demand from buyers since the turmoil of 2009.</p>
<p>The Hyderabad city, currently, is experiencing housing demand across categories i.e. multi-storey apartments, independent residential houses and villas. The supply side is also robust with options in all segments - affordable homes, premium housing and luxury housing.</p>
<p>Many developers such as Ramky Estates, SMR Holding, Indu Projects Limited, Aparna Infrahousing Private Limited,K Raheja Corp from Mumbai, Radha Reality, Babu Khan Properties have launched their projects in the city - each catering to a different target audience. These include residential apartments, villas and row houses as stand-alone projects or within townships.</p>
<p>Most of the newly launched properties are in the Rs 25-50 lakh category, typically what fits into the affordable housing segment. These are in the 1, 2 and 3 bedrooms apartment category. A few villas in the Rs 39-46 lakh category are also available. The projects are mainly coming up on the outskirts of the city.</p>
<p>Affordable homes in Hyderabad are available in the price bracket of Rs 1800 to Rs 4000 per sq ft. DM Direct Funding is a Florida mortgage note buyer with over a decade of experience valuing and administering seller-held mortgage notes. According to DMO's Doris O'Halloran, seller funded mortgage notes and trust deeds are important alternatives to the mainstream mortgage market. She notes that "A properly administered seller-held note serves different clientele for more flexible terms without adding risk to the borrower or lender."</p>
<p>In a seller funded note, the property seller covers some or the entire mortgage loan. The buyer makes payments on that amount plus interest to the seller. That way, a seller-held note serves as an investment for the lender, who profits from the arrangement in much the same way as the bank might in a traditional, institutional mortgage or trust deed.</p>
<p>Seller-held notes are normally uses to offer non-standard (but still legal and practical) loan terms. A short term might finish with a balloon payment to take care of the remainder in a lump payment. <p>Seller funding can also serve the needs of non-traditional borrowers. "There are many people who don't match the one size fits all bank profile of a qualified borrower, but who still represent safe prospects for mortgage loans," says Ms. O'Halloran. For example, self-employed individuals often find it hard to find suitable mortgages or trust deeds, no matter how successful their businesses are. Institutional guidelines may also ignore job stability, expected cash windfalls such as investments, and many other factors that contribute to financial stability in an unconventional fashion. Even unconventional borrowers should be well-qualified for the loan, however. Again, expert advice is recommended.</p>
<p>Thus, while a seller-funded note occupies an important niche separate from mortgages administered by banks, they require care and attention. The seller should have specialized legal advice on hand, proper valuation of the property, and needs to thoroughly investigate the borrower. Once these hurdles have been passed the note will not only serve as an effective investment, but can be used as a cash flow source in case sizeable expenses crop up. <p>While the news is understandably full of discussion and reporting about people all across the nation falling victim to poor financial circumstances, there is one age demographic that is particularly hard hit due to the economic climate that we are all suffering through: baby boomers.</p>
<p>While many people would argue that there are other generations harder hit by the current economy than the boomers are, it is understandable that these masses who are on the cusp of the next stage in their life are greatly affected by the popping of the real estate bubble. A great number of these boomers are finding themselves at the age that they had hoped to retire but with their methodically planned out savings in a shambles because of the economic crisis. Whereas many of the boomer generation had banked on real estate being their ticket to a happy retirement, many of them are finding that not only are there very few people interested in buying their home but they also are not really interested in paying the price that the home owners had banked on a few years ago when they made their real estate plans. </p>
<p>To add insult to injury, employment struggles are keeping many baby boomers from achieving their retirement goals as well. With the unemployment rates at staggering levels and many Americans working reduced hours just to keep the bills paid up, some home owners are finding that they are having to add years to their retirement plans before they will have enough money stashed away that will allow them to have the retirement that they have been working towards for so many years. </p>
<p>For some boomers who have already retired, many are finding that their investments have diminished to the point where they have to make decisions about their economic future that they thought they had already planned for. Some of these retirees are returning to work, or trying to, while others are cutting back on travel, taking in boarders, or selling off assets like a second car.</p>
<p>No matter what demographic you are, if you are struggling with finances in this current economic climate, it is imperative that you sit down and make a plan for the future. Make a budget; consider where your money is going, and try to make some wise decisions based on what you can afford. For some people it is enough to pick up a part time job to help stretch your finances a little further for the time being. Above all, don't despair; a rational plan will help you get through the storm.</p>

<p>DLF plans to invest Rs. 8000 crores in Madhya Pradesh real estate over the next five years. This will include developing of housing, integrated commercial-cum-residential spaces, SEZs, IT Parks, hotels and convention centres in Bhopal.</p>
<p>Unitech, the second largest real estate developer of India is also investing Rs. 6000 crores to develop affordable housing across seven cities, Bhopal being one of them.</p>
