Kenya holiday safaris to The Abadare range either by road safaris, private air charter or air safaris which you will never forget as it will be exciting beyond your expectations.

The Aberdare range, which peaks at 4001m, is less well known than Mount Kenya. The lower, eastern slopes have long been farmed by the Kikuyu (more recently by European tea and coffee planters), and the dense mountain forests covering the middle reaches are the habitat of leopard, buffalo, some six thousand elephants and a few small herds of critically endangered bongo antelope. Above about 3500m, lions and other open-country animals roam the cloudy moorlands, Melanistic forms, especially of leopard, but also of serval cat and even bush buck, are also present.

The kikuyu called these mountain Nyandarua ("drying hide", for their silhouette) long before Thomson, in 1884, named them after Lord Aberdare, president of the Royal Geographical Society. In their bamboo thickets and tangled forest, kikuyu mau mau guerrillas hid out for years during the 1950s, living off the jungle and surviving thanks to techniques learned under British officers during the Burma campaign in World War II, in which many of them had fought. Despite the manhunts through the forests and the bombing of hideouts, little damage was done to the natural habitat, and Aberdare National Park remains one of kenya's most pristine forest reserves.

On the western side, the range drops away steeply to the Rift Valley. It was here, in the high Wanjohi Valley, that a concentration of settlers in the 1920s and 1930s created the myth of Happy Valley out of their obsessive, and unsettled, lives. There's not much to see (or hear) these days. The old wheat and pyrethrum farms were subdivided after independence and the valley's new settlers are more farms were subdivided after independence and the valley's new settlers are more concerned with making their market gardens pay. The memories live on only among veteran wazungu.

The Kinangop plateau was settled by Europeans, too, but in 1950 the high forest and moorland here was declared Aberdare National Park. The park stretches 60km along the length of the peaks, with salient on the lower slopes reaching out east. Like Mount Kenya National Park, it includes the worst of the weather: rainfall up here is high, often closing the park to vehicles in the wet season, although in the salient the "tree-hotel" game lodges-The ark and Treetops-stay open all year. The park is nevertheless close enough to Nairobi to be well worth the effort of getting to Naivasha or Nyeri, the usual bases. Driving in the park is beautiful, with waterfalls and sensational views more than compensating for comparatively scarce wildlife. You'll find less transport in the lower parts of the range than around Mount Kenya, but it's still relatively easy to get around, with regular bus and matatu services between the villages. To head over the mountains and through the park, however, you need your own 4WD vehicle unless you're prepared to wait for a lift for days (you could try the outspan Hotel in Nyeri). Few organized tours venture up there.

Nyahururu, the other important town in the region, has Thomson's Falls as a postcard attraction, and is also the setting-off point for a wild cross-country journey to lake Bogoria, 1500m below, in the Rift Valley. From here, too, begins the main route to Maralal and Loiyangalani on the eastern shore of Lake Turkana.

Aberdare National Park

Aberdare National Park: split into two different environments: the high moorland and peaks which form its bulk, and the lowest Salient to the east where the vegetation is dense rainforest and there is considerably more wildlife. The salient slopes (location of Treetops and the ark) are closed to casual visitors; all the earth access roads have locked barriers.

In order to protect the park's wildlife, in particular its fifty-odd black rhino (one of the largest populations in kenya), but mainly to arrest the conflict between wildlife and humans, which most visibly manifested itself in the trashing of crops and homes fringing the park by "rogue"or "rampaging" elephants, the KWS has built a 388-kilometre electric fence to encircle the national park and the forests of the Aberdare Conservation Area, with the support of Rhino Ark and the annual Rhino charge motor race.

The high park

The high moorlands have some exceptional walking and include three peaks, Lesatima (highest at 4001m) in the north, II kinangope (3906m) in the south and Kipipiri (3349m), an isolated cone outside the park above the Wanjohi Valley in the west. They can be climbed relatively easily, given good weather conditions. It takes about three hours to climb Lesatima and two hours back down again. It takes about three hours to climb Lesatima and two hour back again. sondai organize climbs, or ask the Mountain club of Kenya in Nairobi. El paraiso can also arrange guiding. Hiking in the park is allowed only with approval of the warden, so apply in good time. You may be required to take a guide (whom you'll have to pay).

Unless you are planning several days of walking, fishing or camping, the most straight forward visit to the moorlands is to spend a day driving through from one side to the other between the main gates, Matubio and Ruhuruini. There are two other eastern gates further from Nyeri (Wandere and Kiandongoro) and two at the remote north end of the park (shamata, accessible from Nyahururu and Rhino Gate, from the B5 Nyeri-Nyahururu road),but there's no reliable route through the park between north and south, and small circuit of tracksin the north is very rough. Driving via the park from Naivasha to Nyeri(or vice versa) id easy enough in good weather with 4WD. If conditions are less than ideal, however, and you get stuck, you could be in for along day,or a miserable night. you need to check on the road conditions with the rangers at the park gates. Surface are mostly red murram, though there are also afew, very steep, rocky sections. It's usually permissible to wander a short distance from your car, though the lion situation changes from time to time.

Naivasha to Matubio Gate

From naivasha, follow the sign for the national park via the uplands road as if going to Nairobi, as far as the jumction for Kinangop on the east side of town. From here, you climb about 14km, on reasonably intact tarmac past the National Youth Service camp to Karima, where you turn left onto agood dirt road. After another 5km or so, you reach kipipiri junction, where you keep right.

At Ndunyu njeru centre, you pass the last chance of fuel and the final stop of matatus up from Naivasha. About 9km north of here, a pleasantly rustic adventure centre, El Paraiso/outdoor Africa, offers camping, meals, guided walks safaris. Back on the route to the national park itself, becoming a narrow, quite acceptable, tarmac switchback, and climbs through the vegetation zones, with increasing evidence of elephants(dung everywhere), to pitch out finally through the highest extent of the forest at Matubio Gate, on the threshold of the moorland. Along the last 7km there are some excellent views back down to Lake Naivasha. Allow two to three hours to get this far.

Matubio Gate to Ruhuruini Gate

Allowing four hours from Matubio Gate to Ruhuruini gate gives time enough, in good weather, for visits to Chania Falls and Karura Giant Falls. Prosper acess tp the top of the Karura Falls (there's no way down to the bottom) was built only in 1992, by the British Army's Royal Engineers. They've created two superb, dizzy, timber viewpoints, one on each side, from which you can look across through drippin, Afro-Alphine vegetation tok tkhe babbling nearly 300m in three stages. To the south, the distant veil of the Gura Falls, a kilometer or two across the yawning canyon, seems to make for a surfeit of dramatic beauty.

The much lower, sheer drop of the Chania Falls has rickety access walks and platforms (be careful) and you can gaze from the top, or the bottom, and even contemplate a swim in the pool. It was near here, in 1984, that an American tourist was badly mauled by a lion, an incident that so unnerved the park's authorities that for many years there were tough rules on unaccompanied walking. In 2000, this was followed by a cull of more than one hundred lions, many of which had been relocated from Solio Ranch. The cull was intended to rebuild the safe reputation of the park and give various herbivores, such as the giant forest hog and bongo, achance to increase their endangered populations. In the case of the giant forest hog, that has been rather too successful, but the bongas are still recovering only slowly.

The 15km east to Ruhuruini Gate descends un a breathtaking helter-skelter through the cloud forest, with stunning views across jungle-cloaked valleys. The road down to Nyeri from the gate is in good condition and you soon reach tarmac.

Accommodation

There are several accommodation options in the high park, including camping at the camping atbasic Reedbuck Campsite near Fishing lodge House. All are reservable in advance.

Fishing lodge house some 2km inside the kiandongoro gate, located on an open moors above the Magura Ruver. Two stone-built, mabati-riifed cottages, each with three bedrooms and sevenbeds. Central, open fire cooking and eating area. You need to take food, warm sleeping bags and firewood; wood-fired boiler tanks outside produce hot water.

Supper Hut some 10kmwest of the Fishing lodge, on a little tributary of the fishing lodge ,on a little tributary of the china river at an altitude of around 3000m. a wooden banda with living room, double bedroom, fireplace, veranda, wood-fired boiler and chilly outside bathroom. Paraffin lamps (bring paraffin),bed sheets, firewood and basic cooking facilities are provided, but take bedding, towels, food and drinking water. Collect the key from the fishing lodge

Tusk camp bandas About2km inside the park from Ruhuruini gate, at 230m. tucked into aglade surrounded by forest, there are two wooden bandas here (1with 2doublebeds,1with 4 singlebeds), an ill –equiped kitchen(bring pots and cutlery), a pit latrine with one of Kenya's most regal views, and a care taker to help you out. Visits from here to the salient should be possible if you enquire first with the rangers at the gate.

The tree-hotels

Kenya's most famous hotel, Treetops, was hosting Princess Elizabeth in February 1952 when she became Queen Elizabeth II on the death of her father George VI. The original tree house she stayed in was burned down in 1955 by Mau Mau freedom fighters; the present, much larger construction is an ugly box, built on stilts, with a few trees growing through it. The main Nyeri road passes by just 3km away, and shambas and villages are easily visible: this is no jungle hideaway.

          ]]>

Both tree-hotels (treetops and The Ark) are located in the controlled are called The Salient, a lower-altitude extension of the Abedare National Park, where no independent access is allowed. Depending on the season, mist and low temperatures can effect both lodges: take warm clothes.

The problem at Treetops is clear when you survey the scene from the open- air "top deck". It is avictim of its own success. The laying of salt by the water hole guarantees the nightly arrival of heavyweight camera fodder, but has brought about the destruction of all then nearby forest by elephant. The currents scene –tree-planting areas enclosed by electric fences and acres of mud-is neither popular with vistors nor good for wildlife. That shy forest antelope, the bongos, hasn't put in an appearance since 1988. Despite the lack of cove, black rhino are seen roughly every other night, and leopard two or three times a month. But efforts to encourage hardwood forest regeneration behind the electric wires seem doomed to fail- they've been trying for thirty years.

The Ark the normally good game-viewing here is helped by the wide variety of viewing points. Accommodation is alittle more spacious than at Treetops, though don't expect luxury;while all the rooms have their own bathrooms, they are small, basic and in need of refurbishment. Dinner is usually excellent, and you eat breakfast up here before returning to the Aberdare Country Club. Children under 7 not accepted.

Treetops The tall, thin lodge, only six metres from front to back, has something of the creaking atmosphere of a wooden ship, and the corridors and standard rooms are very cramped. Use the few shared showers and toilets early in the evening if you want them to be in a reasonable state (the two, small "suites", the best of which is suite A, are self-contained). Ensure your batteries are charged: there are no plug sockets in standard rooms. Dinners is notoriously variable, excellent and copioius one night, like a school dinner the next. Children under 5 not accepted; unsuitable for wheelchair-users. One-night stays only.

Nyeri and around

Self-styled capital of Kikuyu-land-a title the Kikuyu of Kiambu might dispute-NYERI is the administrative headquarters of central province and alively, chaotic and friendly highland town, whose name derives from the Maa word Nyiro, meaning reddish brown, after its earth. An attractive trading centre, it nestles in the green hills where the broad vale between Mount Kenya and the Abadare range drops towards Nairobi. Tumultuous markets, scores of dukas, even afew street entertainers, lead it an air of irrepressible commercialism.

Another former British military camp, Nyeri emerged as a market town for European coffee growers in hills and for settlers on the ranching and wheat farms further north. Nyeri was also the last home of Robert Lord Baden-powell, founder of the world wide scouting movement, whose cryptically named paxtu cottage, now a small museum, stands in the grounds of the outspan Hotel and whose grave and memorial are to be found on the northside of town in the cemetery. The Baden-Powell Scout Information Centre (optional donation)plans a small museum guesthouse here, and it's inter-esting, as ever, to Have alook at the old graves in the cemetery

The extraordinary density of cultivation in the tightly spaced shambas around Nyeri (crops include maize, cassava, sugar cane, millet, squash and cutrus fruits, as well as tea, coffee and macadamia nuts) is partly a hangover from white settlerdom, when a rapidly growing population was deprived of huge tracts of land consolidation-the "rationalization" of fragmented land holdings into unitary shambas that took place in the 1950's, turning people who had held traditional verbal rights into deed-holding property owners, it's also the simplllle consequenceof an excellent climat and soul, plus a birth rate reckoned to be one of the highest in the world.

There's no doubt that the changes which have taken place in Nyeri District have been some of the most profound and rapid anywhere in the country. Even the villages of Kikuyu-land are nearly all innovations of the last sixty years, the irreversible effects of the Emergency. Until then, the Kikuyu had mostly lived in scattered homesteads among their crops and herds. British security forces, unable to contain open revolt in the countryside, began the systematic internment of the whole kikuyu population into fenced an guarded villages, forcing the guerrillas into the high forests, and the villages of today have mostly grown from such places.

Practicalities

The bus stage and main matatu stage are in Kimathi way. Nyeri has branches of all the banks, including Barclays, KCB,and standard Chartered, all with ATMs, internet access is widely available, especially along Market street.

Accommodation

Nyeri's role as a rural business centre and major transport crossroads means there are plenty of cheap places to stay in town, as well as the historic outspan and, out of town, the atmosphere Aberdare Country Club .

Abadare country club 11km out on the nyahururu road near Mwega, then signposted 3km along the D439 murram road. Parts of this former farmhouse date from 1930 and much if it, such as dining room in the old house,is still attractive. The 49 rooms are in 25cottages, built in the 1960s and still furnished comfortably, if not stylishly, while the old "nursery wing" has a spacious family rooms with older fittings. The whole property sits on the 1300-acre ACCgame sanctuary, with warthogs, bushbucks, suni and even the old leopard, together with 170 species of birds. Activities include an unheated pool, tennis and game walks.

Bartian Grand Ageing but acceptable block of small rooms around a central courtyard, with nets and instant showers, some with balconies and TVs in every room. Conscientiously run but overpriced.

Central Kanisa Secure s/c rooms, all with nets and instant showers, some with balconies and Tvs. The newer rooms are good value and breakfast id included. It's the best place in Nyeri for kienyeji and there's occasional live must at weekends.

Green Hills Bishop Gatimu Rd, 1km southof town. A decently run, busy hotel but not as slick as its prices, which for non-residents are nearly twice the residents' rates (ask for more rondavels). Rooms are fine, with nets. This is mostly a conference base, with a big gym and aerobics suite, a pool and extensive gardens and lawns.

Meru B court Off Kimathi way. Reasonable, ans probably better than the Batian for its good security and busy bar-restaurant below the rooms-as long as you don't rule out aplace where the rooms have nets but no toilet seats or instant showers.

Outspan Off the Kiandongoro Gate road west of the clock tower on Kanisa Rd). built in 1927 and set in splendid grounds, the stately outspan (base for visits to Treetops) is comfortable enough, but has irritating flaws of its era which won't endear it to visitors expecting international standards:there are,for example no fans, nets, a/c or room safes. The showers can be iffy, and some rooms are on small side. The new (chania) wing rooms are larger, with better showers, tubs and fireplaces, while the rooms in the old building have the most character (especially those downstairs, with balconies) and lovely garden views. Activity include a chilly pool, guided bird walks, the neighbouring 9-hole golf course and various excursions.

Eating and drinking

Nyeri has anumber of interesting restaurants and bars, a cheese factory (from which lots of produce is available locally) and a clutch of juice bars near the standard Chartered bank, which do very nice, tall glasses of avocado, beetroot and regular fruit juices.

Bahati Kimathi Way. Renowned for its chicken cooked any way you want. Chicken, chips, chapatti, this is a very popular local restaurant, and it also has a cheap bar.

Café de ficus Kenyatta Rd. a bar with nyama choma and prominent booths where local couples meet.

Grenoak Very good value serving up top –quality Nyama choma or stews and curries and fried dishes. If the weather's okay, the first- floor terrace-bar, over looking the commotion below, is fun too.

Bhai's Bar Market St.Lively little place serving good samosas and mandazi, as well as beer.

Outspan Hotel This atmospheric pale welcomes day-vistors for its excellent buffet lunches, or for tea on the lawn and a swim in the pool. The hotel's kirinyaga Bar is pleasant enough for a beer in the evening in civilized surroundings.

New Makaro Club Opposite the maathai supermarket. A pleasant boozer with a balcony .

From Nyeri to Nyahururu

Assignposted route leads west, past the outspan, up into the Aberdare rang and the park's Kiandongoro gate in the high moorland. In the other direction, the road split out of town, forking south to Murang'a via Othaya, Kiriani and Koimbi (a good road all the way),or continuing east to the A2 highway and the quickest return route to Nairobi via Sagana.

A fourth route takes you in anorth west direction out of town, splitting in two after 2km. take the right fork if you want the direction out A2 highway for Naro Moru and Nanyuki, via Kiganjo. Fork left to take the B5, which sweeps past,in succession, the road for Abadare park's Ruhuruini gate, the track for Treetops, the turning to the right(east on the D439) for abadare country club, the hill top centre of Mweiga(8km from Nyeri), and, finally, the track up to The Ark. Akilometre or so of Mweiga ,on the east side of the road,is the national park's KWS headquarters, the only point of sale for smartcards in the highlands.

If you're looking for a relaxing rural homestay, exactly 4.2km north of Mweiga's small town centre, note the white tyre in the earth on the east side of road, marked "sandai 7km" (beneath a sign announcing "St Joseph Mahiga Secondary school"). After 5.3km, turn left and after a futher 600m right, then follow awhite tyre to the charming, German—family-run farmhouse. Sandai has comfortable and very attractive rooms and apecializes in horseriding, painting and yoga.

Near sandai, you'll also find the Sangere conservancy (turn east north of Mweiga on the D439 and drive 5km past the Abadare Country Club)with the low-key and affordable Sangara Tented Camp offering twelve large, permanent tents with well-constructed bathrooms and generator-powered powered plugs, plus two cottages, all ranged along the shores of sangare Lake. The birdlife is the main draw here, with migratory pelicans, glimpse of crowned eagles and black-headed herons squawking loudly in the trees over the tents. There are usually some elephants and buffalo in the vicinity as well as zebra, gazelle, hyena, Sykes' and colobus monkeys, and the occasional leopard, while darkness brings a fantastic chorus of frogs and toads. If you're driving yourself, the camp is accessible from the Kiganjo side, off the murram D439 road, which branches off the A2 3.5km north of kiganjo and 20km south of Naro Moru.

Further North along the B5 from mweiga, Solio Game Ranch lies a few kilimetre further, off to the right. Privately run, Solio more or less single-handedly saved the Kenyan black rhino population from extinction, breeding them here for subsequent translocation into the national parks and othe Kenyan reserves. From an original population of 23 black rhino, ther are now 70, and of the original 16 white rhino, imported from south Africa, the population now stnds at more than 140. Without your own 4WD,you can visit the ranch by joining atrip fro Sandai or the Abadare Country Club.

Nyahururu (Thomson's Falls)

Like Nanyuki, NYAHURURU is almost on the equator, and it shares much of Nanyuki's character. It's high up (at 2360m,kenya's highest town), cool and set on open savanna landswith patches of indigeous forest and plenty of coniferous plantation. Since the B5 road to Nyeri was completed, Nyahururu has been less cut off, but it's still something of a frontier town for routes north to Lake Turkana and the desert. A tarmac road goes out as far as Rumuruu and then the fun begins.

Joseph Thomson gave the town its original name when he named the nearby waterfall after his father in 1983.many still call it "T.Falls", and not just the old settlers you might expect, Thomson's Falls was one of the last settler town to be established. The first sign of urbanization was a hut built by the Narok Angling Club in the early 1920's to allow its members to fish for the newly introduced trout in the Ewaso Narok, pesi and equator rivers.in 1929, when the railway branch line arrived, the town began to take shape. The line has closed now, but the hotel built in 1931,Thomson's falls Lodge ,is still going strong, and Nyahururu remains an important market town, and not really a tourist centre. The market is well worth a browse, especially on Saturdays.it sprawls out over most of the indication of the town's rapid growth over the last couple of decades.

The falls

On the northeast outskirts of towns, Thomson's Falls are pretty rather than spectacular, though they can be dramatic when the Ewaso Narok is on flood after heavy rain. The falls are a popular stop-off for tourists travelling between Samburu and Maasai Mara game reserves, and the hotel lawns above the falls get crowded with picnickers from town at weekends.uniformed council officials have taken to extracting an "entrance fee" at the turning from unwary tourists: only pay if they can give an official ticket or receipt, otherwise tell them you have business at the hotel. The path leading down to the bottom of the 75-metre falls is somewhat dangerous, especially when wet, and you should ensure there have been no recent incidents of robbery. Don't attempt to climb up again by any route, because the cliff are extremely unstable.

Excursions around Nyahururu

With a couple of hours to spare, you can search for a longer walk down into the forested valley, following the Ewaso Narok River. If you want to try this, cross the road bridge first, then look for a way downstream. The spray-laden trees are shaken periodically by troops of colobus monkeys and chameleons are always around. The area is also fruitful for ornithologists. A much shorter stroll also takes you over the bridge and then past th electricity substation, beyond which the first trail you come to leads tp the top of holl with a communications tower and a skeletal lookout post. Excellent views from here stretch south towards OI Kalou and the marshy trough of Lake OI' Bolossat.

A longer excursion takes you in quest lf the highest hippos in Kenya. A kilometer from the turning off to Thomson's Fall Lodge pm the Nyeri road, you come to a small cluster of dukas on the right. Walk down towards the houses closest to town and, about 300m from the road, you emerge by swampy area fed by Lake OI Bolossat. The area immediately by the access path is thick with reeds, but walk around the lake to the clump of trees and you can shin up one of these and select a natural observation platform. Sit and watch and you may see as many as half a dozen or so hippos. If you don't find them here , then they're likely to be in Lake OI Bolossat itself, which has ots north shore some 25km south of Nyahururu on the road to Abadare National Park's shamata gate.

     Practicalities

Nyahururu is busy but fairly compact. The town has branches of KCB and Barclays, both with ATMs and there's internet access at Clicks cybercafé (Mon-sat8am-6pm)in the Mima Centre, among quite a few other places.

For meals, Kejo's stage view Restaurant has a lively atmosphere and good, filling dishes and snacks; Muthengera Farmers Lodge is recommended for chicken;Emms café below Cyrus Lodging, opposite the market, is a good standby; and the balcony at the Bettan Hotel &Lodge is always full of people drinking chai above the the bustling commerce below, Nyahururu steak House (Daily 7am-11pm) is a cut above the others-a restaurant, coffee house and bar doing decent steaks and good samosas. Lastly, if you're driving south to Gilgil, there's Suera Flowers, a slightly upmarket restaurant and nyama choma joint, 5km south of the town centre by the Caltex station, where you can eat well. Far T.Falls' idea of nightlife, check out the Village Inn, where the sound track is reggae and soukous; it has, seen better days, though.

Accommodation

For accommodatioin, most people head out to thomson's Falls Lodge, which is the place to camp.

Equator Lodge Sharpe Basic, small, dark rooms, with TVs and nets, it also has a very good-value restaurant and bar, and safe parking in the countryard.

Nyaki North sid of town, across from Nyahururu Steak house. The reasonable rooms are in the top floor, with nets, TVs and instant showers, but perhaps alittle pricey as they don't include breakfast. There's a restaurant on the first floor and abar on the second.

Ranika Baron in the town centre Decent value, as it includes a good breakfast, but the handy location makes it noist.

Safari Lodge Relatively spacious, clean rooms, some with balcont and all with TV and instant shower, but no nets. There's an alcohol banhere, and safe parking.probably the best of the cheapies.

Thomson's fall lodge Abidingly pleasant, friendly old hotel, with ahghlands-farmhouse atmosphere and log fires in the rooms, which include nets, lots of polished floors and old-style bathtub-showers. The camping include hot showers and ample firewood.

Thomson's Fall sports camp and hotel 6km south of town on th Gigil road, then east 1.5km. if you have transport, this is a reasonable place to camp, but it's run-down. As well as weary s/c rooms, there's a large campsite, plus dorm accommodation in an old London bus. Hot water mornings only.

Moving on

When you're ready to move on, there are several options: regular matatus run down the fairly fast B5 road to Nyeri through forested valleys and over immense plains of swaying grass; the mostly unsurfaced C76 road to OI pejeta Conservancy and Nanyuki begins at KARAI,15km east of Nyahururu; the B5 road westwards out of Nyahururu descends the escarpment to Nakuru, via the subukia valley, following the route to Lake Bogoria ; and lastly, the reasonably quite C77 road to Gilgil and the Rift Valley heads south and eager demonstrators of the "coriolis effect"

Maybe you would love a pretty cottage up in the Highlands or a fancy warehouse in one of London's chic areas. Property prices are at present falling so your dream home maybe achievable. If you are searching for cheap properties in London that would match your requirements so here is the times to wake up and get the things go rolling faster. Consequently if you have some cash in the bank and are able to get a mortgage, it might be the time to buy those nice cheap properties in London! For this country, such a fast drop in property values is extraordinary, but when the market starts to rise, the enormous benefit that buyers have now, will be lost. The time will not knock again so move ahead and buy cheap flats in London without hurting your wallet.

It would be worthwhile looking at new developments. With lots of building contractors in financial trouble, the savings available on newly built houses are fantastic. Bargain hard and be able to walk away if the price isn't right - there are plenty more on the market. As it is the time when cheap property for sale is available in London. Each newly constructed flat has a board of "Buy flat In London" hanging around it. If you will buy a flat or cheap property now it will prove beneficial for you tomorrow when the prices will go up.

One of the big developers has a one bed roomed flat on the market at Great West Quarter, a development of some 770 plus apartments in Brentford, for 190.000 pounds, down from 235.000 pounds. A business man and his spouse have bought a couple of flats at this development: they purchased a 3 bed flat last year and then a one bed flat a few months later.

          ]]>

The latter cost 200,000 pounds, which is about 50,000 pounds lower than the price a year ago. As you can imagine they were delighted with their purchases and despite market conditions are confident for the forthcoming years.

A lot of these properties are in South-West London - Wandsworth, Richmond, Putney, Barnes and Fulham - where prices have dropped by around 16 per cent in the year. In the popular area of Kensington, house prices are now 19.4 per cent lower.

In East London the property market is much slower and to achieve sales prices have been slashed much more. As an example, a development in Wapping had four one-bed apartments on sale for 325.000 pounds, but these were all taken for 250,000 pounds.

And in Central London a lovely two bed roomed pied-a-terre, which was valued at 650,000 pounds, will only fetch 500.000 pounds because purchasers don't want to pay the extra 1 per cent stamp duty. Some estate agents say, the best deals are to be had in the suburbs. City centre properties have dropped by up to 30 per cent and prices are now beginning to settle.

In places like Liverpool, prices have dropped significantly, for example the City Lofts scheme on Waterside. Last year apartments that were 330 pounds per square foot are now on the market for 240 pounds per square foot.

In Hambledon, Surrey, an attractive three-bed cottage is now on the market for 585.000 pounds, after being reduced by some 40.000 pounds. If you bought this cottage you would be buying for less than it was worth a couple of years ago, and it's even been updated.

Home owners have an improved chance of moving up the property ladder when prices are lower. Also these lower prices offer buyers with cash chance to buy larger properties in better areas, which may previously have been out of their reach. Property owners may lose out on the sale of their existing home, but gain substantially on larger and higher priced properties when they trade up.
Opportunity never knocks twice so it's the time for all to tie up the belts move in market, bargain hard and buy the cheap property for sale in London. This one time investment will prove a boon for you in the recent future. So hurry up and make the best from this opportunity and buy cheap flats in London matching your requirements.

If your home has poor insulation or a nonexistent central heating system, winter in the UK can be harsh, perhaps even fatal, especially for the very old and the very young.

To help alleviate the suffering of its citizens, the British government has initiated programs that will allow poor families, the elderly, and the disabled to make improvements in their homes to answer their heating and insulation needs.

In England, they have been implementing since the early part of 2011 the Warm Front scheme, which installs and upgrades insulation and heating facilities to homes that cannot afford to install such things without external financial assistance.

Similar grants are available in Wales (the Nest program), North Ireland (the Warm Homes scheme), and Scotland (the Energy Assistance Package).

Benefits Under the Warm Front scheme, improvements for loft, cavity wall, and hot water tank insulation are made available. Options for draught-proofing and glass-fronted fire can also be arranged, as long as the installations will not cost more than the amount of the grant.

For works that cost more than the subsidy, a contribution must be made before an installation can take place.

          ]]>

The Warm Front grant can provide qualified households with up to £3,500 worth of improvements, and if alternative technologies are recommended upon government evaluation of the applicant's residence, then as much £6,000 work of improvements can be supplied by the grant.

The scheme specifically targets low-income households with children below 5 years old, elders who are above 60, or people with disabilities. Grant recipients must own the house they want to renovate, or they must be renting it from a private landlord. In addition, to be approved, the applicant's home must be bereft of either a functional central heating system or good insulation, or both.

Am I Eligible for a Heating Grant?

To apply for a heat grant, an application form is available online. To be eligible, applicants must be receiving either income-related employment and support allowance (with conditions) or pension credit.

Other applicants that may be eligible are those receiving job-seekers allowance, income support, employment and support allowance still in the assessment phase. However, these groups must also meet an additional condition: they must have either a disability (or severe disability) premium, a pensioner premium, an award of child tax credit, or a child four years of age or younger living in the same household.

With these requirements present, a Warm Front surveyor will come to inspect your property and measure your home's energy efficiency using a standard assessment procedure (SAP).

Having an SAP rating of 55 and below makes you eligible for a grant. Recommendations will then be made as to what energy efficiency improvements are most appropriate for your home.

Improvements may include the following: putting in loft insulation or augmenting the existing one, to reduce heat loss by up to 25%; cavity wall insulation (usually not available for homes constructed before 1998), which can reduce heat loss by up to 35%; and central heating system installation, which may come in the form of gas, electric and oil boiler, or the more modern installation, the combi boiler, which not only provides heat to your home but saves attic space as well.

Libra Ray has been writing articles professionally since long time. He loves to write about british gas boilers. Check out his latest website article which discusses and reviews about British Gas boilers and central heating information.
Article Source

Amboseli, the Maasai's "Place of Dust" ,is a small and very touristy park. Scenically, however it is totally redeemed by the stunning spectacle of Kilimanjaro towering over it and, as in those clichéd but irresistible photos taken with a telephoto lenses appearing almost to fill the sky. In the right light, the snowy massif, washed coral and orange,is devastatingly beautiful.Sunrise and sunset are the most likely times to see the mountain, especially during the rainy seasons when the air is much clearer, but for the most part it remains tantalizingly shrouded in a thick shawl of cloud.

On the animal side,Amboseli like Tsavo is elephant country par excellence. You will see large herds, some with tusks.Predators, apart from hyenas and jackals, are relatively scarce(lions are almost absent thanks to the the revenge wrought by the Maasai upon the expulsion of them and their herds from the park),but numbers of herbivores are present. In the dry seasons, most of the animals crowd in the impenetratable marsy areas and patches of acacia woodlands where food plants are available. But during and sho0rtly after the rains, the picture is different, the animals are more disperced and landscape is much greener.

Access

The A104 from Nairobi is in theory tarmac to Namanga, from where a massively corrugated76km gravel road leads to the parks center,at Ol Tukai. The drive takes about four hours from Nairobi. The Namanga –Ol Tukai road is comfortable only at more than 60kph,and very wearing once you're inside the park, where the well-enforced speed limit is 40kph.From Meshanani Gate, the alternative route, which cuts right through Lake Amboseli(a seasonal lake that rarely fills deeper than a few inches,is often impassable, and even in dry weather, you risk getting blogged in mud or sand.If you use it,only do so with a guarantee from someone who knows it's safe, and follow the tracks of previous vehicles.

If you're using public transport, buses and matatus will only take you as far as Namanga, from where you'll have to chance your luck with passing vehicles. There are daily Airkenya and Safarilink Flights from Nairobi's Wilson Airport and flights on Mombasa Air Safari from Mombasa and Diani Beach to the park's only airstrip.

Accommodation.

The only budget accommodation is the Amboseli community campsite just outside the park boundary at junction #37.It's a fine wooded site though apart from warm sodas,a couple of toilets are the only facilities, and even water supplies can be unreliable. There are also eighteen bandas(actually two-person ridge tents, with floor mattresses re the only facilities, and even water supplies can be unreliable. There are also eighteen bandas(actually two-person ridge tents, with floor mattresses and thatched roofs);these have no lighting, but there are bucket showers and European-style long-drop toilets and a kitchen/cooking area, with water provided in buckets. Its pays to look around before choosing a banda as they are scattered across a wide area.

There are two reliable lodges and a luxury tented camp effectively inside the park ,but a clutch of camps and lodges with much less certain credentials have sprung up just outside the park, near Kimana gate in the southeast. If you're booking a safari that includes a stay in that area, bear in mind that the pack's daily entry fee might restrict the number of game drives you do inside Amboseli itself, whose swamp and woodland are worth paying for.

Amboseli's History

What is now Amboseli was part of the southern Maasai Reserve at the turn of the last century. Then tourism arrived in 1940's and the Amboseli Reserve was creacted as a wildlife sanctuary.Unlike Nairobi and Tsavo national parks, created at the same time and scarcely inhabited,Amboseli's swamps were used by the Maasai to water their herds, and they saw no reason not to continue sharing the water with the wildlife_if necessary_ with the tourists. In 1961, the Maasai district council of Kajiado district was given control of the area. But the combined destructive capacities of the cattle and tourist began to tell in the 1960's and ka rising water table in the following decade brought poisonous alkali to the surface and decimated huge tracks of acacia woodland.

Kenyatta declared the 400-square-kilometer zone around the swamps(the present day Amboseli)a National Park,a status that formerly excluded the Maasai and their cattle.Infuriated, they all but exterminated the parks's magnificent long-horned black rhinos over the next few years, seizing on Amboseli's tourist emblem with vengeance.(the surviving rhinos were translocated). The Maasai also obliterated a good part of the lion population, which has still not recovered. Not until a piped water supply was put up for the cattle did the Maasai finally give up the land.Comprise now appears to be the order of the day:In the dry season, you will see numerous herds of cattle encroaching well into the park unhindered,as they always did.

The erosion of Amboselis grasslands by circling minibuses did a great deal of damage during the 1980's,turning it into a vehicle-clogged dustbowl that appealed little to animals or tourists.A concerted programme of environmental conservation, road building and ditch making was initiated, and this combined with the toughest approach of any park off-road driving(including fines and expulsions),has improved the situation enormously.

Inside of the park

Amboseli Serena Lodge Southern park area, near the Enkongo Narok swamp.Always busy but graciously managed,Serena's adobe-style architecture is well hidden behind a jungle of tropical plants and creepers .The 92 modestly sized rooms, ardoned with animal murals, have built-in nets, ceiling fans,24-hour electricity and functional bathrooms with constant hot water. There's a large and inviting pool, good wildlife-viewing from the terraces and fairly priced petrol and diesel for sale on site.

Ol Tukai Lodge Set among tall trees and lawns,it has stylish ,rustic architecture, beautiful communal areas, and wooden cottages housing the fairly simple rooms, which have nets and floor fans on request.Half the rooms look out beyond the low-key electric fence towards the Amboseli plains(rooms 1-48,"Elephant view"),and the rest look out towards Kilimanjaro("mountain view").There's a pleasant pool and Maasai dances most evenings.

Tortilis Camp Just outside the southern park boundary, accessible only via the park.Set around a low hill, and named after the Acacia Tortilis tree of .the area, with stunning views of Kilimanjaro, this camp, surrounded by a sensitively low electric fence,is one of Cheli & Peacocks oldest. While not quite offering the same boutique feel as most of the others_it's a little larger and less informal_the seventeen tent-banda combinations are stylish enough.Perks include good meals on the terrace(they grow their own veg),a lovely pool, superb birdlife and water-hole game-viewing,plus drives into the neighbouring private game concession.

Selenkay Conservacy

Amboseli Porini Camp Deep in the bush, shaded by acacias, this is an intimate and highly enjoyable experience, with nine very comfortable and spacious en-suite tents, each with a double and single bed, solar lightings, and full bathrooms with hot "safari showers" to order.Closed mid April-May;no children under 8.

Outside Kimana Gates

Amboseli Sopa Lodge 5km east of Kimana Gate. The former Kilimanjaro Buffalo Lodge has 83 spacious and comfortably furnished rooms with no nets, fans or a/c,but in a very pleasant garden setting, with good view of Kilimanjaro and a pool. The lodge has no vehicles of its own and acts as a base for safaris from the coast.

Kibo Safari Camp 2kms south of Kimana Gate. The 60-odd diminutive ridge tents here are getting old. It's not luxurious, but has a rough sort of charm,at least compared with neighbouring Sentrim, and the pool is a plus.

          ]]>

Kilima Safari Camp 500m east,of Kimana Gate.Owned by the operators of Fig Tree Camp in the Mara, this very different beast_a huge investment incorporating lofty public areas,a splendid pool and flamboyant "tent" and chalet designs_was opened in 2009.Too much furniture, uncomfortable beds and not enough shade on the site may, change with time_it has the potential to be a nice place.

Sentrim Amboseli 3.5kms south of Kimana gate.Concrete, even green concrete is still concrete. And this charmless, shadeless property has lots of it.Sixty identical tents with plywood furniture, fans, electric sockets, room safes and hotel –style bathroom_plus a pool.

The Route from Nairobi

The A104 through the Kapiti plains,is unfortunately pretty dull, broken only by the Maasai Ostrich Farm, signposted 7kms on the right,15kms south of Athi River.Primarily a commercial farm producing ostrich meat, they also have guided tours, a swimming pool, snacks and large picnic grounds_ plus usually on Sundays, ostrich races.Further south, in the gentle hills where Maasai counry really begins,is the district capital KAJIADO.Set among sisal spikes and acacia,it's a friendly market town,an ideal stopover after the hassle of Nairobi.Maasai is all their gear mix with other Kenyans, the daily market is fascinatingThe Kaputiei B&L has the best cheap rooms in town. For food try sizzlers just down from the Kaputiei. The scenic interest picks up after Kajiado,as the road snakes into the hills, giving views of the conical Mount Meru in Tanzania, and, if the sky's clear, your first glimpses of Kilimanjaro

Namanga

The hot frontier town of NAMANGA sits on the Kenya-Tanzania border, nestled in a wooded valley between steep hills,130kms north of Arusha. It's a big Maasai trading center, and Maasai women hawk armloads of beaded jewellery and other crafts around the town center. The miniature glass beads used in the beadwork are actually manufactured in Czech Republic, which exports them to Peru and the native American reservations as well as East Africa. If you want to put a little money into the local economy,(the ladies can be very persistent and their big necklaces start at high prices),then buy some copper bangles with discount for bulk purchases .

Namanga River Hotel offers the only mainstream tourist accommodation.A colonial era oddity, composed of wooden cabins set amid pretty gardens,it was the half ay house on the old safari trail between Nairobi and Arusha. The place has a likeable slightly cranky atmosphere. The restaurant is resonable and meals are served in the garden. You can also camp in the grounds, using the provided shower and toilet block.A more affordable option is its budget neighbor, Namanga Safari Lodge, which has clean, tidy rooms which are just good as the hotels, with instant showers, nets and Tvs.If you're counting every penny, then Bongo Salama Guest House is the one to go for.

It's 400,metres from the town centre(turn left at the junction towards the Amboseli direction, then right, then left again)The tiny ,strictly no-frills,non-self-conained rooms have nets and clean sheets, while ,the shared instant showers and squat toilets are decent enough.

The Park

In the dry season,Amboseli can seem a parched, unattractive place with Kilimanjaro disappointingly hazed in the oblivion.Heading straight for the park's center at ,Ol Tukai with its lodgers, workers, filling station, fences and barriers doesn't improve first impressions.During the rains however, it looks far more impressive, with the shallow, seasonal Lake Amboseli partially filled and a number of other seasonal lakes and ponds_the temporary home of small flock a of flamingos, pelicans and other migratory species_ scattered across the landscape.Ballon flights are usually available.

Ol Tukai is a central oasis of trees and vegetation,a kind of "human reserve' fenced off from the ret of the park, with lodges and other support services, that was formerly the focus of the park's human activity.Today ol Tukai lodge itsel;f is the saving gace of Ol Tukai, for if the derelict appearance of the now closed Amboseli Lodge wasn't enough, the extraordinary elephant destruction of the trees in what was once a pleasant patch of woodland has to be seen to be believed. The Ol Tukai perimeter fence has been breached by the elephants in several places, and a whole avenue of acacias have been taken out by them.

Game Drives

Small enough to explore easily in two or three game drives over a couple of days,Amboseli is mostly open country with good visibility.A good first stop is Observation Hill.Early in the morning, with Kilimanjaro a pervasive sky-filler to the south, the swaqmps of Enkongo Narok, replenished underground from the mountain top, looped out in a brilliant emerald sash beneath. You can get out and walk around up here, and kchat with the rangers posted on-site.

There's always a concentration of animals around the swamps and along the driveable tracks which follow their fringes. These marshes are permanent enough to keep hippos in Amboseli all year, and the park is also home to hundreds of elephant and buffalo and a raucous profusion of birdlife.Lake Kioko, between lake Amboseli and Ol Tukai_most easily seen along the tracks between junctions #21 and #26,is a particularly worthwhile oasis, and similarly Olokenya swamp, with its seasonal lakes north and east of Ol Tukai,is always worth slow exploration.

Lions are quite rare in Amboseli, but cheetahs are seen fairly frequently in the woods a little further south and there must be hundreds of giraffes among the acacias.Look out,too for the beautifully formed,rapier-horned fringe-eared oryx antelope, and for gerenuk stretching their long necks upto the forage in the trees.

The open plains are scoured by zebras and haphazard, solitary wildebeest. The two species are often seen together_a good deal from the zebras' point of view because in case of a surprise attack the predator always end up with the less fleet-footed wildebeest. There are tail-flicking gazelle out here, too of both species: the open country provides good protection against cheetah ambushes.

Opinions are divided about the Maasai cultural bomas which are set up just outside the park west of Amboseli Serena Lodge(between junctions #33 and #34.After paying a fee, (varying with your perceived ability to pay), you get the right to take as many pictures as you want, and may be treated to a display of traditional dancing while the Maasai get the right to pitch their curios at you with practiced persistence.Try to ensure at least, that your payment is going to the Maasai, and not to your driver for in most cases, the drivers keep the bulk.

Selenkay Conservancy

North of the park proper, but only easily accessed from it with a driver guide who knows the way,the 60-square kilometer Selenkay Conservancy is one of Kenyas pioneering community conservation success stories. Here Game-watchers Safaris, one of the country's most environmentally sound safari opertators,co-manages Amboseli porini camp with the local Maasai community. With a maximum of eighteen visitors , there are no time-serving,long distance staff here:you're mloked out by local warriors, generating direct income for their families.

Although the area is bushy with few stretches of open savanna, and wildlife is much less habituated to vehicles than in the park, the game viewing can still be good, with predators frequently seen as well as elephants, several species of antelope, and less often observed mammals_there's a porcupine den ,close to the camp, for example. And the beauty of being here is the chance to go on game walks, rather than game drives, with your Maasai host as often as you like.

Down is the sandy area near the seasonal Merueshi River, they have sundowners and bush dinners, while their tree platform near a water hole,is a regular bush breakfast and sundowner spot,a favourite especially with younger visitors; it's about 4.5km from the camp_a two-hour walk.

Between Amboseli and Tsavo West

There are two routes east out of Amboseli. One heads through Iremito Gate to meet the murram C102 road at MBIRIKANI,a small Maasai trading center, where you can turn north to the Mombasa Highway at Emali. There's no problem driving on the C102 in dry weather, but take care in wet when it's definitely 4WD only. The C102 has infrequent public transport. The road from Iremito gate continues beyond Mbirikani to Ol Donyo Wuas, across the Chyulu Hills National park and down to Kibwezi on the Mombasa highway

The second road is C103 to Tsavo West which leaves the east side of Amboseli at Kimana Gate(also known as Olkunyioet Gate),meeting the C102 23km east of the gate, and 5km south the trading center of KIMANA.If you need a cheap overnight stay in Kimana, try the Rumunja or Paradise lodgings;both of which offer basic rooms. As result of concern about security, you have to travel to Tsavo West in convoy with an official vehicle,or escorted by an armed guard, although there have been no reports of banditry since the early 1990s.There are always 8.30 and 2.30 departures from both Ol Tukai in Amboseli and Tsavo West's Chyulu Gate, and the journey takes from two to four hours.

At other times you can pick up an armed guard at Ol Tukai or the Gate,But you'll need to pay him.If you're driving between Amboseli and towns along the C102(Emali, Kimana, Oloitoktok or Taveta)you don't need security. The concern is with the 66km stretch of the C103 from its junction with the C102 to Tsavo West Chyulu Gate: there's a road block at the start of this stretch, where the police will check your security arrangements. From Kimana junction, it's 3.5km to the C103 junction for Chyulu Gate, and a further 6.5km south to oloitoktok.

Oloitoktok

With Kilimanjaro towering in front of you,the C102 climbs up to the Maasai town of OLOITOKTOK at an altitude of 1700m,high above the plains.Although it''s ignored by 99% of the tourist traffic, this town is in a stunning location, closer to Kilimanjaro than anywhere else in Kenya. It's a relaxed place to settle into if you're interested in finding out more about the Maasai,as this their eastern most major center.Markets happen on Tuesday and Saturdays. There's a custom's post on the north side of the town(you'll be waved through unless you're going to Tanzania),but the actual border is 8km further south at Illasit,on the road to Taveta.

Kilimanjaro Kibo peak is 25km as the crow flies from Oloitoktok;you can arrange climbing tours in town at Kibo slopes cottages, but don't get caught in Kilimanjaro National park without having paid the park fee.And obviously you'll need to have your papers in order(the Tanzanian visa and yellow fever certificate).

Practicalities

Oloitoktok has fuel,a post office and KCB and Equity banks that both change money( but no ATM).Apart from the post office itself, there are several internet cafes that are a little pricier than usual. The Kilimanjaro bar and hoteli is a nice place for a drink or a bite to eat, with a restaurant and a little roof terrace. It's down the hill from the oilibya petrol station.Of the various B&Ls,the Christian-run Safari Guest House, with nets, electric sockets, instant showers and squat toilets is well run.Ntawuoh Guest House offers similar services(and European toilets), but get a room at the end with an outside window.

Superior to everywhere else in town is Kibo Slopes Cottages,700m down a track to the east of the customs post(left if you're coming from the north), with very clean and tidy self-contained rooms, some with good views, and four-bed cottages for the same price. There's a bar and restaurant and pretty gardens, and is a well established base for climbing Kilimanjaro.

On market days there's a fair amount of matatu traffic, between here and Emali, as well as a service south to Taveta(some leave the day to market to get to Oloitoktok). At other times you'll have to take pot luck with transport_start early.

From Oloitoktok to Taveta

Unexpected tarmac sweeps invitingly south out of Oloitoktok to the Tanzanian border crossing the market town of Illasit, where the tarmac veers off to the right towards Moshi in Tanzania. The road that continues to starts well, with graded, grey gravel skirting the flanks of Tanzania, at least as far as the dispersed center of Njukini-Chumvini. From here to Lake Chala, however, it's in a poor state and impassable to most vehicles after heavy rains. Then from Chala to Taveta is much better.

Much of the scenery along this route is beautiful, the landscape changing from scrubby cattle pasture to plots of sisal and maize_marking the end of Maasai territory_and patches of acacia woodland, cut by streams and dotted with swamp. There are only a few settlements, acting a market centers for Maasai and Taveta farmers, but Rombo is notable for its very fine mosque with its soaring minaret.

CHYULU HILLS NATIONAL PARK

The Chyulu Hills National park, which follows the spine of the geologically recent Chyulu Hills lava ridge_only formed around 500 years ago_is one, of Kenya's least visited and least developed national parks.Aside from the wildlife and the glorious scenery, the main attraction is the Leviathan Cave, the world's second-longest lava tube.At present you need to be a dedicated and well equipped caver to explore Leviathan, but there are plans to make at least part of the cave more easily accessible.

Wildlife is present in great numbers though what you'll see varies constantly: the plains between C102 from Emali to Kimana, known as the "pipeline road", and the hills are always speckled with game, giraffe, buffalo, eland, zebra and wildebeest, while in the glades of the forested hills themselves, you can see elephants and the giant forest hog, and even in the parks northwestern corner, towards the Makedo Gate, around fifteen black rhinos living on the lava flow and under constant KWS surveillance. The crest of the chyulus is wreathed in mossy cloud forest, constantly watered by the clouds that make the landscape here so ravishingly beautiful.

Access

The parks Makedo Gate can be reached from Makutano on the C102 Emali-Oloitoktok road, while the Kibwezi Gate is reached from a junction 1.5km south of Kibwezi on the Nairobi-Mombasa road. You can also get into the park from either of the lodges, Ol Donyo Wuas or the Campi ya Kanzi.Whichever way you go, you'll need to be in a sturdy 4WD and preferably have a guide: the terrain inside the park is steep and hard going.

Accommodation

Accommodation in the park itself is limited to a single campsite by the park HQ, 1200m inside Kibwezi Gate, but there's an affordable tented camp and two outstanding luxury places to stay outside the park's limit, anyone of which would make a good base.

Campi ya Kanzi at the southern end of the Chyulus,20km north of the C103 Amboseli-Tsavo west road on the kuku group ranch.Passionately conceived, award winning, Maasai-italian eco-collaboration of eight, tented cottages and a stone and thatch central building, constructed without tree-felling.

Ol Donyo Wuas on the western flanks of the Chyulus, 29km south of Mbirikani on the C102.Astonishingly chic bush lodge, consisting of ten extremely spacious suites in six separate lodges, each with their own plunge pools, roof terraces, outdoor showers and private views.Guest gather for meals and eat at one vast table, with the owners, lengendary safari pilot Richard Bonham and family. The superb riding stable has twenty horses, including tough boerperds from south Africa(the only ones in east Africa). Highly recommended.

Umani Springs Camp on the northeast side of the park, 7km from the Mombasa road south of Kibwezi along the same dirt road as Kibwezi Gate.Modest tented camp set deep in the forest. The owner is a keen caver and, with advance notice, the camp may be able to help organize a caving trip to Leviathan cave.

How To Select And Buy Hotel Furniture
If you are a new hotel owner then you probably know how difficult it can be to decide on the hotel furniture that you should put to make your guests feel comfortable.

The problem seems to grow with the size of the hotel. The best way to approach the buying of hotel furniture is to use the sets method. You just need to decide the set that is used in one guest room. All the rest will just be furnished in the same manner. Once you have decided on the theme of the guest rooms then you will simply follow the same theme in other rooms unless there are those that you want to be distinctively different for purposes that would be of interest to the guests.

If you are now looking for this kind of uniformity then you can jut choose furniture that blends well from any number of sources without feeling overwhelmed. You only need to choose them, one piece at a time. They may come from an antique shop, from other hotel liquidator etc. When buying furniture that has been used before ensure that you carefully scrutinize the quality.

Certain rooms and spaces will need more consideration. You need to pay special attention to rooms such as the lobby. This is the room that will give your guest a first impression of your hotel. It should speak of the kind of hotel that you are running. If you want a cozy old-time cottage theme, then you need warmer deeper couch benches and seats that let the patron sink in deep. If you are looking for a modern pristine look, then you look for sharp furniture in dark or very bright colors. Black and white have been used to bring about this kind of contrasting effect.

It is also important to consult with the furniture distributor or manufacturer. Some furniture may not fit into certain areas of a hotel and prior information on the dimensions of these spaces will save you plenty of headaches later on. You may be surprised to find that the manufacturer may offer to make some custom pieces for these particular spaces. You may also get some discounts if you buy enough furniture directly from a manufacturer rather than from a retailer.

The dining area is also of great importance. People go to hotels to eat and relax. Once you have the lobby and rooms furnished, you should turn your attention to the dining room. Make sure that you bar is well stocked, well-lit and has comfortable and stylish bar stools. The dinner table should be stylish and make the guest feel great about dining at such a table. There should be enough space in between the tables for the waiters and waitresses to move about easily with food and drink without disturbing the guests. Once these three main areas are well taken care of the rest of the furniture will fall into place and before you realize it you will have furnished your hotel fully.

Whether you are a home buyer or an investor, it is doubly hard to navigate the real estate market these days – with risks, dangers, and all. Sadly, many of our fellows fell to these traps, not looking into the warning signs or just vehemently passing them by. Be it said, buying a property, which includes perhaps among Miami homes for sale, should be carefully planned, leaving no stone unturned in the process.

Here are a handful of those warning signs you should take into consideration when doing the plunge in the housing market; and how to deal with them properly or just bid to them goodbye.

Properties with very low price tags – Although the market is teeming with homes and properties for sale, such as in Miami real estate included, and in ever low prices; still, a buyer has to do some necessary research on how the seller arrived at such a price for his property. Many were reduced from its original rate, displaying it online or in the for sale signs outside the front lawns of property owners. Ask the seller's agent or realtor right away why it has been reduced. Reasons may range from the owner's haste to rid of their homes as they already purchased a new one; or, the much seemingly problematic one – former owners had no choice but to sell it in discounted price because it's situated in a bad location and a lot of work needs to be done to the house.

          ]]>

Sitting idly in the market – With the situation in the real estate industry, many real estate properties stay too long on the market. The obvious thing might be their high asking prices; or again, the property is problematic. Or, the source of the dilemma might be the sellers themselves – being inconceivably uncooperative or unmotivated to every prospective buyer they encounter, as if indicating their indecisiveness in selling their properties. In this aspect, have your real estate agent do some investigation – be it from the seller themselves, their agents, even neighbors, etc. – which could lead to the buyer's resolution of proceeding with the transaction or stay away from it altogether.

Unclear legal status – Many either forego or forget to inquire about the legalities; and many were equally left with houses or investment properties that are riddled with problems on title insurance, mortgage contracts, real estate contract, among others. Again, have your agent assist you on these matters, better yet, hire a lawyer to do it for you.

Deciding on a whim – Another warning sign to watch out for. We are living a fast-paced life in a fast-paced world, and we want to do or accomplish things in an instant – get things done right away! This can be applied for some instances, but not home-buying, please! Purchasing real estate takes time and effort, not to mention home and property buyers need credible agents to do so. If a seller is budging you in to decide fast, then, you might as well decide fast to let go of him or your prospect of buying his property. If you can't deal with that kind of seller, then, ask for your agent's assistance or advice regarding the matter.

There may be other warning signs that may pop up during your home-buying process, that's why caution is always necessary. Being prepared and careful are what the most you can do if you want to achieve a good or comparable real estate purchase.

Transport is an essential service industry in Australia and around the world. We have reviewed the operations of two of the largest transport companies in Australia listed on the Australian Stock Exchange. They both currently in the process of implemented long term strategic plans.

Auckland International Airport owns and operates the Auckland International Airport. It is New Zealand's largest airport and handles approximately 70% of of all of the county's international visitors, with over 13 million passengers annually. AIA also owns and operates various retail commercial and industrial properties. AIA has identified six core strategies that focus on growing national tourism and business, providing a unique and compelling New Zealand airport experience, delivering outstanding customer service, operating in a safe secure and sustainable environment and improving people capacity through performance to enhance long-term value for the company owners. AIA is in the process of expanding their international terminal to increase capacity and flexibility while providing an enhanced quality of service. The company reamains dedicated to promoting New Zealand tourism and is working towards brand initiatives, marketing new routes, attracting new carriers and supporting major events through the committment to a five year strategic plan.

Asciano Group is a transport infrastructure business with a focus on ports and rail. Its portfolio includes Pacific National and Patrick's. These two businesses own and operate container terminals, bulk export activities, stevedoring equipment and associated services and extensive rail operations. AIO was formed from Toll Holding's capital intensive business after their separation from its asset lite logistics assets. AIO owns essential transport and port infrastructure assets with long term secured leases over rail infrastructure and port access. The company seeks to offer increasingly efficient services while leveraging its unique rail-port capability. A preexisting relationship with logisitics giant Toll Holdings provides a dependable high baseload of volume and the efficiencies of a large customer integrated system. AIO will extend services into Queensland and New South Wales in the future and to counter incursions by Queensland Rail into AIO's hub, AIO will build an inland port at Parkes in NSW which is at the apex of Sydney Perth rail routes and the proposed new North South line.

David Coleman is an international lawyer in Sydney Australia with over 10 years experience in the legal industry.
Article Source

With dozens of properties for sale in Santa Fe real estate market, finding buyers for your individual property for sale Santa Fe can be a daunting task. If you want to grab the attention of the prospective buyers and wish to sell your property quickly and effectively, you must keep some important things in mind.

You must make sure that your property for sale stands out in the real estate market. For this, you must carry a detailed market search to find out the features of Santa Fe properties for sale such as their location, architectural style, condition of the property, facilities and amenities provided by them, neighborhoods, pricing, and so on. To give your property for sale Santa Fe a cutting edge market position, you must highlight all those unique features that are not present in other Santa Fe properties for sale.

          ]]>

Many a times, even the best Santa Fe properties for sale are unable to find buyers for them. This is because the owners of such Santa Fe properties for sale do not adopt the right means to market their property for sale. But if you want to find buyers for your property for sale, you must market it successfully. Advertise your property for sale in local newspapers, MLS listings, and over the web to give it the ultimate exposure and market visibility.

Your job doesn't end with advertising your property for sale. In fact, once your property is there in the market amongst several other Santa Fe properties for sale, you must be ready for showing your property to interested buyers and to answer their endless questions. To ensure that the buyers who visit your property are at once impressed by it, you must work on the aesthetics of your home for sale. Get the exterior wall, front gate, garden area, and other outdoor areas painted and repaired if they are in bad condition. Get the broken tiles, windows, and other fixtures and fittings fixed. Buy some plants, put some paintings, or purchase some home décor items to make your home warm and inviting.

Lastly, price your property for sale Santa Fe reasonably, keeping in mind the price of other Santa Fe properties for sale. While pricing your property too high can affect its sale prospects, pricing it less can cause you severe loss.

To list Santa Fe properties for sale online or to avail professional help to sell your property quickly and easily, you may visit @mtntopestate.com

I'm often asked what websites to market properties on. There are three answers actually, and here they are in general: you want to go broad, deep, and then deeper when looking for websites to market your properties for sale or rent on. You want to market your properties to as many as you can and as quickly as you can and make sure you get some eyeballs on your property for sale or for rent quickly. I call this a "marketing blitz" and it takes a little preparation but it's worth it when you get it ready before the next time you have a property to sell or to rent. I suggest, that each time you have a property for sale, rent, lease-option, wholesale, or whatever it is that you have a spreadsheet with separate tabs set up for websites you can go to with logins, usernames and/or passwords so that you can do a marketing blitz.

Organization is key, and speed is what you're after. Speed is what makes you money as a wholesaler, for example, and in a lot of sense as a real estate agent also. Speed makes you stand out. One way to get your property on a bunch of sites at once is by using tools of leverage like Pingfm or Traffic Geyser, as well as several others I know of and have used that aggravate your post or information and blast it out to a dozen or a hundred different ways when you just put it up one way. So, find those ways and leverage your time in a broad sense to get your property that you have marketed out there as quickly as you can to as many places as you can, that's step one.

Step two is to find the websites that are most focused on your type of transaction and use those websites to market your properties for sale or rent. What do I mean by that? For example, if you have a property that you're willing to owner finance then you need to go to places like the Owner Will Carry website and a dozen other places that allow you to list a property for sale on an owner finance basis on a website because they specifically work on that type of transaction.

How do you find those types of websites to market properties on? It's very simple and there are other types of transactions as well. If you're doing a sale with lease option or as a consumer would call that, a rent to own, because they're not going to be searching the Internet for sale with lease option, trust me. They'll be searching for a ‘rent to own' or for ‘buy like rent' or similar. So, in order to use that example of ‘owner will carry' you must be willing to offer owner financing on your house.

You want to find a bunch of places that go deep and, of course, I've already built my spreadsheet because I've offered deals on owner financing. You want to build your own and go deep on that if your transaction type is owner financing or if you intend on doing that or have done that and have struggled to move that property, have 20 websites where they take listings for owner financed properties and put them within that tab on your spreadsheet of websites to market properties on.

          ]]>

How do you find them? Again, go to Google or your favorite search engine, search for owner financing, the owner will carry, seller carry back, various terms that mean the same thing, put the plus sign and then put listings. So for example you Google search things like this: "owner financing" + "listing" and so on til you find a good group of websites to have ready for the next marketing blitz you undertake when you want to market your next property for sale or rent on websites across the internet. Or if your transaction type were for instance lease options or rent to own, then you would Google search things like this: "rent to own" + "listing" and so on til you find a group of websites to market your next rent-to-own property on for your marketing blitz.

Whatever your transaction type ordinarily is, owner finance, lease option, rent to own, retail sale, wholesale property, fixer-upper or other, in order to do your own "marketing blitz" when you have a new deal you will find sites that cater to that transaction and you will put them together so when you have one of those transactions, like if you had one right now, you could pull out your pre-created spreadsheet and use that strategy immediately.

Let's go a little deeper. The third type is the deeper type, deeper into your local area. Chances are that I don't know your local area as well as you do. However, I can give you some tips for finding the publications, websites and portals in your local area that are likely to get you noticed and get you potential renters, lease option buyers, private investors, potential landlord buyers, rehab buyers, sellers, etc. through marketing your properties.

You want to look for what people are talking about. Keep your thinking cap on. When you've opened up another tab in the spreadsheet you'll create entitled "marketing websites to sell properties" or "marketing websites to rent properties," you'll also want to have a tab named "my geographic area." So, if you're in Chicago put that. If you're in New York put that, and then find the things that people are talking about.

You want to find out what the things are that people are talking about. You need these people on your social media friends list. They may have websites that allow you to list properties. They may be local realtors who are well known, if you're willing to sell the property through that type of arrangement, although most of the time you won't want to. They may be local Craigslist links direct to that.

It might be a forum online for your local newspaper because they're moving more towards realizing that their advertising driven model for newspapers is dying. A lot of them will give you free listings on the Internet, because they know that they'll make money.

So again, you're looking in your local area for those types of sites and it will be you creating that list through your social media contracts, through people you ask and through other investors in your area. You're compiling that list so that the next time that you have a property for sale, rent, wholesale, whatever it is, then you have an action item list already created in a spreadsheet with a tab that says deeper (your location), whatever your local area is. You want places that will allow you to post or share information about your property for sale or rent.

Creating a spreadsheet of the websites to market properties on may sound like a lot of work, but once you have it, you'll be able to market your properties broadly and deeply in a very systematic way, and you'll actually save time in the long run.

Trust me, next time you have a property for sale or rent you will feel a LOT better about your marketing plan to get it rented and sold if you have your "marketing blitz" spreadsheet of broad, deep, transaction-specific, forum, geographic-specific, and more websites to market your properties on already ready to be opened up and put into action posting away to get immediate attention on your property.

If you'd like to see an example website "marketing blitz" spreadsheet my business uses to market properties for sale in one of the markets we flip properties in, just send our office an email with subject line "Please share your marketing blitz website list for selling properties" to support AT hisrealestatenetwork.com

I'll be happy to have our office send it over to you as a free gift in hopes it helps...just remember, you'll want to make some changes based on your business, transaction type, and geographic area before getting the best results from any model we share with you.

Happy investing!

Those interested in buying a colonial Mexico home for sale will probably know of a handful of examples. Two markets worth considering are Mazatlan real estate on the Pacific Coast and Morelia real estate in the country's central highlands. Each has its own kind of attractiveness, and the following is a brief comparison of the some of the main points defining the two to show some of the variety available.

First of all, what they two share in common is that both offer beautiful colonial homes at excellent prices, modern services, excellent air access, a low cost of living and direct access to Mexico's rich history and culture. The two areas differ on the following points.

Beachfront vs. Lakefront

Mazatlan is famous and unique for being a classic, old colonial city directly on Mexico's beautiful Pacific beachfront. In addition to enjoying the charm of cobble-stone roads, local markets and centuries of history visible directly before your eyes, residents of Mazatlan can also enjoy all the benefits of a modern beachfront resort city – within blocks of each other.

          ]]>

Morelia is nowhere near an ocean, but within 30 minutes, there are 2 large, beautiful lakes. Many residents enjoy trips out to the lakes for camping, boating or just an afternoon picnic. The lakes are actually home to a number of old towns where buyers can consider homes, along with the beautiful, spacious lakefront cottages.

Climate

Since Mazatlan is on the Pacific Ocean, it tends to be fairly warm, all year round. Sunny days on the beach with a cold drink are a nice way to balance a colonial style lifestyle! Morelia and the surrounding area are also never cold in the way that people to the north would be used to, but the winter evenings do get chilly enough so residents can put on a sweater and light a fire in the fireplace (a nice feature to be found in some of the cottages.)

International Fame

Within Mexico, both Mazatlan and Morelia are very popular tourist destinations. Mazatlan has also achieved a reasonable degree of international fame for tourism. This same fact can be seen a reasonably sized expat community. While it is said that Morelia is the city which is not on a beachfront most visited by Mexico tourists, it is hardly known outside of Mexico. There is an expat community, but it is more scattered, and blends into the local community more.

Buyers will do well to consider either of these locations, depending on their personal needs and tastes.

If there's one factor prospective residence buyers will need to accomplish, it's probably obtaining listings together with traveling to actual properties. In Kelowna, homes for sale shoppers ought to look for sources to assist them find the most ideal home.

Facts about listings

Kelowna real estate listings are available via neighborhood newspapers, residence magazines, neighborhood real estate agents, internet resources, including local government newsletters. There is also the exclusive listing, which is usually accessible to broker agents.

Local papers, property magazines, and neighborhood realtors are perfect for buyers who're not comfortable using the net. Carrying newspaper or magazine for the duration of residence hunting trip may well appear a bit old-fashioned, but other people consider it practical. Having a printed listing in the course of an ocular check out provides a prospective residence purchaser some leverage: assessment and negotiation of property rates could be carried out then and there and demands on accommodation particulars could be assisted by realtors/brokers immediately. Realtors really should also take into account flyers and leaflets to market other Kelowna homes for sale. Flyers and leaflets are proven to be powerful tools of advertising, particularly real estate properties.

          ]]>

Online listing, however, is useful for those who have almost no time to explore other sources. The web is really a one-stop shop for all kinds of data, from trivial right down to the most significant, hence making the web an efficient source that must not be overlooked. A little persistence and a few clicks of a mouse can certainly produce relevant information on Kelowna homes for sale. Many web pages nowadays include crucial facts such as cost, seller and broker, making an internet visit idyllic to get ready for dealing later.

Government listings will also be beneficial options. If you're visiting the town and will be on the lookout for government database on Kelowna real estate listings, it's better to approach a neighborhood community leader. The person might direct you towards the appropriate business office so that you get to access it easily.

One more important concern is exclusive listing. Exclusive listing permits a broker or dealer the lone rights of selling a specific property for a specific time period. It brings commission for the residence broker no matter how the property was sold. Properties under exclusive listings are usually advertised upfront for obvious reasons. Exclusive listings typically have high-end properties--investments which are certain to be deserving its cost.

Evaluating homes

It sounds stressful but a purchaser cannot manage to by pass a residence visit unless they will rely on a different person to do this. In Kelowna, homes for sale are usually marketed near the town's famous lake. To confirm the property's place, a site visit to the areas is necessary.

Deciding on and getting Kelowna homes for sale takes comprehensive planning, many months of planning and sound judgment, not to mention, a whole lot of cash. Purchasing a property is really a major commitment. It is going to mean maintenance and taxes every year, amongst other things. Getting ready for these issues is necessary to make sure that a house bought are going to be a prime investment and will not turn out to be a financial burden.

There are some compelling reasons to consider cast iron radiators for your heating system. These traditional radiators can provide versatile and tried and tested designs. Here are just some of the many advantages to cast iron radiators for homeowners.

Classic Appeal

Cast iron radiators have a classic appeal. The solid, well-engineered designs offer a unique style to any room. These traditional radiators look at home in all kinds of interior design schemes from the minimalism of ultra-contemporary décor through to the cosy appeal of the country cottage style.

You can buy brand new cast iron radiators in many different finishes and colours. This should enable you to find the ideal designs for your home and create stunning features for your interior heating.

Energy Economy

Cast iron radiators were designed to be economic. The dense metal can transfer a lot of heat and this means you will be able to maintain a comfortable heat in your rooms very effectively. Cast iron radiators are ideal if you have large open plan spaces or drafty homes that require a lot of heating.

          ]]>

These traditional radiators are cost effective and economic and can help to keep your fuel bills as low as possible. This is just one of the reasons why cast iron radiators are becoming a much more popular option again as a modern heating choice.

Low Maintenance

Once your cast iron radiators are installed they will need very little maintenance. This means they are easy to care for and will not be expensive in terms of running costs. You may need to drain the radiators once a year to get rid of air bubbles and refresh the system but this is a very straightforward task. Cleaning cast iron radiators is easy as all you need to do is wipe them over with a damp cloth to clean any dust and grime.

Radiator Covers

You may want to consider buying radiator covers for your cast iron radiators. This can be beneficial in a number of ways:

- Heat Savings – radiator covers are designed to reflect heat. This means they can improve heat efficiency by preventing heat being lost from the radiator (particularly if it is located on an exterior wall).

- Safety - traditional radiators get very hot when they are in working. This can be a risk if you have young children or vulnerable adults in your home. A radiator cover can prevent anyone from touching the hot surface of the radiator whilst still allowing the heat to warm the room.

- Design Feature – radiator covers are available in many different designs. This gives you lots of choice when it comes to matching the radiator to your room décor. You can choose real wood finishes or painted designs to complement your interior schemes.

Have a blast as you had just purchased your (and everyone else's) life-long dream – a beachfront house, and perhaps one in Florida, say, among Davis Island homes for sale for example. Cheers to your feat, as not every home buyers, lest, everyone can have the privilege of owning such a luxurious or sought-after abode. For starters, Davis Island is an archipelago located in a Tampa neighborhood and made up of two islands in Hillsborough County, Florida. Its proximity to Downtown Tampa, and its views of the Port of Tampa make it a popular area to live in. This was originally divided into three islands, but with the construction of the airport, the two southern islands were connected to make enough land area for the runway.

With the beach stretch just within your reach or a few feet away, and of course, your sanctuary as main attraction, there is just as many activities to do inside it and around the beach and the whole Davis Islands City.

          ]]>

Have a feast or a party – Host a gathering of sorts in your new beach house. Or, do it occasionally as well – as your time and budget permits. If you are worried about the expense, then make it a potluck instead.

Just loiter and swim around – Enjoy the scenery and the beach. Swim with your whole family, walk with your wife and a have a casual date by the bay.

Park your inhibitions – Schedule a trip downtown or to some of the city's parks, museums and other amenities. Dine at a restaurant, shop around, have your pets over at the islands' dog park cum beach. It has a water spigot for drinking water and rinsing and full fencing and benches.

Be a neighbor and good citizen – ‘Might as well include yourself or participate in some of the town's community programs.

Retreat in your cottage – Lie on a bench in your patio or veranda and sip your favorite "tropical" drink. Savor the moment, release your tension and just relax, either having a well-deserved vacation or a break from your week's work.

Rent it out – If you are not going to make your Davis Island real estate or property in any other location as your primary home, then make it as a rental property. Many beach home owners have been doing this, to suffice the upkeep or maintenance costs for such. Just make sure to make all the necessary preparations, research or study when planning on engaging in this endeavor.
